由于将建筑工程分包成更小的包的普遍做法,分包已成为建筑业中一种有吸引力的技术。有效的分包商选择和监督减少了问题,同时也决定了建筑公司的绩效。建筑施工项目中分包商的参与会导致与主承包商的关系,这将影响项目的成功。本研究的目的是研究主要承包商如何选择分包商,并分析主要承包商与分包商之间的关系对项目绩效的影响。本研究采用描述性调查方法,研究影响主承包商和分包商之间关系的潜在特征及其对施工项目绩效的影响。研究结果证实,大多数承包商依赖分包商执行其工作,因此,分包商的采购和管理对施工项目的绩效有很大影响。还发现,分包商通常完成20%至50%的工作。主要承包商使用分包商主要是为了提供熟练劳动力,降低管理费用,减轻自己的工作和财务负担。主承包商和分包商之间问题的主要原因包括主承包商延迟付款、分包商缺少训练有素的人员以及分包商在特定项目上的调度冲突。为了消除对立关系,该研究建议建立基于信任的合作伙伴关系,将分包商纳入合作战略。此外,为了优化施工项目绩效,更简单、完整的分包文件将改善主承包商和分包商之间的互动。
